About us

We invest exclusively our own capital.

Vaultbrook Capital is an owner-managed family office based in Mannheim, Germany. We do not view real estate as an isolated asset class but as the foundation of our wealth strategy: we acquire multi-family residential properties in the metropolitan regions of southern Germany and enhance them through targeted value-add management.

The portfolio itself is a means to an end. Through asset-backed financing we use it for systematic interest rate arbitrage: the liquidity released and the recurring cash flow are deployed into ETFs, equities, private company stakes and commodities. This is how we combine capital preservation with growth – and build an antifragile portfolio, one that does not merely withstand volatility but benefits from it.

Investment philosophy

Our investment philosophy

  1. 01

The foundation: strategic real estate acquisition

Everything starts with a resilient core: multi-family properties and residential complexes in the metropolitan regions of southern Germany – from Mannheim via Frankfurt and Stuttgart to Munich. Data-driven sourcing leads us preferably to off-market assets, which we close quickly and discreetly, without financing contingencies.

  2. 02

The engine: cash flow generation & capital rotation

For us, real estate is a means to an end: the vehicle for predictable cash flow. We manage our holdings for operating cash flow (NOI), not for short-term price speculation. The recurring surpluses are allocated systematically to the global capital markets – ETFs, equities, private company stakes and commodities – compounding across uncorrelated asset classes.

  3. 03

The lever: refinancing & multi-asset scaling

Upgrading our properties raises net operating income – and with it the lending value. We use this appreciation for cash-out refinancings; the capital released flows into our liquid portfolios. Overall wealth thus grows largely independent of regional real estate cycles.

  4. 04

The architecture: interest rate arbitrage & antifragility

At the heart lies the financing structure behind our interest rate arbitrage. Active LTV management secures favorable, real-estate-backed debt; whenever the return on liquid investments exceeds the cost of debt, positive leverage arises. The structure combines a conservatively financed core of real assets with a liquid, growth-oriented portfolio with optionality – protected on the downside by substance, open on the upside.

Identity

The etymology of Vaultbrook

The name is the English rendering of our founder Marvin Himmelsbach's family name: Vault for the vault of the sky (Himmel), Brook for the stream (Bach). It also describes our philosophy:

The Vault (The firmament / the strongroom)

Stands for capital preservation and structural integrity – the protective roof over our real estate assets.

The Brook (The stream / the flow)

Stands for continuous liquidity – recurring, robust cash flows and agility in execution.

Financing & risk

Financing architecture & risk management

Intelligent capital structuring

The operating strategy shapes the portfolio; the financing architecture secures its stability. For us, debt is not a cost factor but a precisely controllable instrument: fixed-rate periods, amortization and loan-to-value are managed at the level of the overall balance sheet.

Integrated portfolio financing

The multi-asset strategy offsets the cyclical risks of individual properties and translates their intrinsic value into favorable borrowing terms for our reinvestments – a structure designed to withstand macroeconomic shocks.

Conservative capital rotation

We rotate tied-up equity systematically to keep the return on equity high – governed by conservative loan-to-value limits. Capital is released only after stress tests of the overall balance sheet.

Downside protection

Capital preservation comes first. Every investment undergoes rigorous due diligence beforehand. It ensures that the property's operating cash flow covers debt service even in volatile market phases (DSCR) – long before any surplus flows into other asset classes.

Our approach

In an asset class shaped by volume-driven fund managers, we rely on independence. Vaultbrook Capital raises no outside capital and invests exclusively its own assets – with direct decision-making and no approval loops.

Acquisition profile

Our acquisition profile & criteria

We acquire multi-family properties and residential complexes in our core markets Mannheim, Frankfurt, Stuttgart and Munich – as well as in A and B locations across southern Germany. Our criteria are clearly defined so that brokers, asset managers and owners can quickly match off-market opportunities against our profile.

We assess every property on hard fundamentals – micro-location, rent levels and reversionary potential, deferred maintenance, debt service capacity – and conduct a structured due diligence. Owners and brokers can rely on discretion and certainty of execution: equity-funded, no financing contingency, swift notarization.

FAQ

Frequently asked questions

Do we also buy properties with high vacancy or a significant renovation backlog?

Yes. As a value-add investor, remedying structural and technical deficits is our core business. We acquire properties from well-maintained condition to full refurbishment cases. We do not develop new-build projects ourselves – but we gladly receive them and pass them on to developers from our network.

How quickly can we close a transaction with legal certainty?

Since we invest our own capital exclusively, there is no coordination with investment committees or external investors. Once all documents are available, due diligence and notary instruction follow without delay.

Do we work with brokers, and do we protect their commission?

Yes. A reliable broker network is central to our deal sourcing. We protect broker commissions (client protection), sign non-disclosure agreements (NDAs) promptly and remunerate successful introductions without complication.

Is Vaultbrook Capital a real estate fund?

No. Vaultbrook Capital manages exclusively its own, self-generated capital – we do not raise outside money and do not manage third-party funds. We are therefore not subject to the rules for regulated funds (German KAGB/KWG) and can act more nimbly and discreetly in the transaction market.
